Emanuel, your guess on The Edison is as good as mine. The confidence is there. The developer is solid, with good credit and excellent reputation. He did say that the completion date will bearound 2018, which means that Gregg is going to work very hard to make it happen. He is a man of few words and he seems to be a doer, not a talker. I would say that if we give him another year, he may surprise us with the ground-breaking of The Edison - the first tower, anyway.

Charter Square is another project that makes me a little unhappy. Sure, they will eventually make it happen, but they have already dragged their feet. There are 3-4 developers involved in both towers, yet they are still in the drawing board. I have faith in this project, but I will hold my enthusiasm until I see the fist tower getting completed.

Now, if you (Emanuel) want to smile about something, feel free to send me an email (via my website) and I will share something positive... Really positive. Can't post it in a public forum, I am afraid ;)

Raleigh is thriving amidst the poor economy. Ernest thanks for the update on Charter Square. 10-12 months will fly by and the project will be well on its way. Any word on a projection date for the ground breaking of The Edison Project?

Again Matt....the pics are BEAUTIFUL!!!

The 11-story Powerhouse Plaza is going to be built there. It will feature a Hyatt Place hotel and offices. The building should break ground sooner than most of us may think, as they are already in the pre-leasing phase. The hotel is secured, if I am not mistaken. For more information go to this page:

http://www.clinedesignassoc.com/cline.html

Click on "Portfolio", then click on "mix" and then select "Powerhouse Plaza" from the list of projects, to the left. One thing to keep in mind is the LEED certification, which will push the structure higher, as the floors are normally taller in buildings that meet LEED standards.

Since I can't get enough of this gallery and every time I see it there is something new to observe, let me say that I truly appreciate the angle shown in the 8th photo. The SW angle is beginning to show some strength and I can't wait for The Edison to fill the skyline to the center and the right of that photo!!!

The second photo from the top '222 Glenwood Deck' is the nicest angle of Raleigh's skyline I have ever seen!!! It kinda reminds me of a denser New England style city. What is that vacant lot/site on the bottom left? Future hotel, condo? Just curious.

Thanks, Nick. I appreciate your positive words. Creating a common website would be perfect, if the goals were not different. This is a place where Matt has an opportunity to promote his photography, whereas my page has a very different objective - not that it meets any expectations these days

As for the site you mentioned, not many of us post there anymore. It is an excellent source of information, but without representatives from the Triangle area, it would be tough to include everything.

Boylan Bridge is definitely one of my favorite views of Raleigh - along with Peace Street (in front of Broughton) and of course the "money shot" from South Saunders Street.

Speaking of South Saunders, I watched the movie "Nights In Rodanthe" last week - a scene near the beginning of the movie momentarily shows a view of the Raleigh skyline from the Saunders Street angle! I had to back up the DVD and see it again. LOL (Richard Gere's character hails from Raleigh in the movie.)

Question for Matt Robinson - is the electricity station above the same one behind Napper Tandy's that's illuminated in purple lighting at night? That thing looks so cool in the evening hours. :)

Ernest, I love that you have great sources about potential upcoming developments. I have been to your site, and understand the difficulty in maintinaing it. I think it would be GREAT if you and Matt could incorporate all of you knowledge of rhumored/proposed/approved/under-construction buildings in the city into this website. I have a feeling that the joint effort would get a lot of notice and be much appreciated.
We, as a city, need to get more of our buildings put on the website www.skyscraperpage.com. Some of our buildings are up there, but there are many more that are not even menitoned (IE the 3 mid rise buildings along 440 b/w Atlantic and Capital). There are also buildings (RBC Plaza and CAPtrust Tower to name a few) that are on the site, but there are no diagrams for these buildings. If I knew how to create these diagrams, I might even take a shot at it myself, but I really feel that Raleigh isn't well represented on that site.
Matt, thanks again for all of your wonderful work. My personal favorite is the NC Amtrack parked in front of Two Hanover. You have captured two of my passions in one photograph. Thanks again, and keep up all the incredible work.

The NC SECU building and the Green Square will be a much needed redevelopment for this section of downtown. Although it will only be 12 floors, the LEED certification that SECU is pursuing will probably make it look a bit taller than the average building with the same number of floors, but regardless. It will be a nice addition.

Also, the 9-story hotel about to be proposed for Glenwood South - across from, and to the North of 510 Glenwood - should add some density and height in an area that can only benefit from it. Glenwood South and the State Government district need to strengthen connectivity between them with some nice transitional infills and redevelopments. I can see offices and hotels being favored for that transition, but immediately after them we should see more residential projects.

Michael, let me start with what I am not: No involvement in anything relating to development. I am a programmer for the state government, that's all... I started following the urban development in Raleigh - downtown, in particular - in the mid-90's and created the RaleighMSA website during the days when nothing was out there to show people what was happening. Regardless of the current state of my website, I follow things closely. Luckily, I have made many contacts, but I have yet to "use" them in order to keep my website up to date :(

Anyway, I am just another Raleighite who is interested in urban development in Raleigh. Much like most people here.

Definitely one of the top-3 collections!!! Excellent work, fantastic angles and top quality images. Thanks Matt :)

Emanuel, we will not see anything for another 10-12 months rising above the Charter Square (aka Site One) parking deck, and it is the North Tower I am talking about. The South Tower will take longer.

they seemed to be at least above ground level last time i drove by for Charter One
also, Green Square is basically a big hole, but at least they're still doing it as opposed to many stalled projects.
Matt, you should check out the Boylan Street Brewpub. the view of the skyline in the early evening from there is gorgeous (and the beer/food are great too!)

these look beautiful. thanks so much!!
